Become a U.S. Citizen

BECOMING A U.S. CITIZEN

The U.S. offers qualified investors and their immediate family members the opportunity to become U.S. citizens via the immigrant investor program. The minimum required investment amount is USD 1 million per immigrant investor. One key component to participate and qualify in this immigrant category is to finding the proper location and to establish the proper type of investment(s).

Each professional at Giadoni Consulting has at least 20 years of immigration and investment experience for investor immigrants to the U.S. The first thing is to find and/or establish a proper investment in the U.S. which will qualify for the qualified investor immigration category. We will guide each client through the paperwork and offer the various opportunities to accomplish the objective of immigrating to the U.S. via the immigrant investor category (EB-5 / I-526) as quickly as possible.

We have found that certain investment opportunities which serve the community are easier to establish than other types of investments. Also, certain investments may yield significant profits (ROI - return on investment) over time while serving the purpose of at-risk investment requirements for the immigrant investor category.

Our expertise includes the setup of the various business entities incl. professional corporate setup and the establishment of various investments as a going concern. After funding a project and once it is qualified as an immigrant investor investment, the investor can engage in the "Green Card" (permanent resident) process. Whenever the "Green Card" is granted, the investor will be able to travel with his/her immediate family in the immigrant category as "permanent residents" to the U.S. After 5 (five) years the immigrant investor and his/her "green card" holding family members are eligible to apply for U.S. citizenship.

Housing is always a need in a community. Therefore an involvement in single-family homes and/or condominiums as rental properties at the right location is usually a stable and a highly profitable business venture.

As an example, right now the Las Vegas single-family home market is at a historic lows regarding the prices of single-family homes (you may want to read an extensive article on the subject here on our website at "Las Vegas Residential Real Estate Opportunity"). This business opportunity allows the generation of significant positive cash flow on an annual basis and for potentially extraordinary capital gains in the coming years.

With approx. USD 1 million an investor can purchase via a corporate setup approx. 10 (ten) single-family homes and/or via 30% or 50% financing (preferred for at-risk investment determination for immigrant investor category) even up to approx. 30 (thirty) homes or 20 (twenty) homes respectively. These homes can be rented out in an effort to generate substantial cash flow. This is currently one of our most interesting and promising investments in the USA, also regarding liquidity as such properties can be easily sold and therefore reduce risk.

The immigrant investor does not need any know-how on how to operate such a residential property firm as Giadoni Consulting and its affiliated companies will provide the corporate structure/setup as a joint-venture type or sole operation, and via our Scherf Real Estate operations we source the proper properties and engage third-party property management firms to manage the single-family homes as rental properties. We handle all the details regarding the real estate investment while the immigrant investor is the owner of the investment corporation and stays constantly in control of its operations.

Third-party accountants are hired to provide proper checks and balances, transparency and absolute integrity regarding the investment properties to the immigrant investor at all times.


HOTEL DEVELOPMENT OPPORTUNITY

Another very interesting investment opportunity are boutique hotel/resort developments. While for the immigrant investor category only USD 1 million are needed, a hotel/resort development will require approx. USD 3 million - USD 5 million to get it off the ground. Total cost depending on size and location of such a project is usually around USD 5 million to USD 12 million and if so desired approximately half to two thirds of the cost can be financed. Several investors can participate in one hotel/resort project.

Again, Las Vegas is an excellent location for such a boutique hotel/resort development. An investment in such a hotel/resort development is often considered an at-risk investment, especially when financing is utilized. Such an investment also meats the employment requirements first regarding the required employment of construction workers via the hotel/resort construction company, and then secondly via the required staff and therefore employment of U.S. citizens to operate the hotel/resort.

Again, the immigrant investor does not need any know-how on how to operate a hotel/resort as  Giadoni Consulting and its affiliated companies will provide the corporate structure/setup as a joint-venture type or sole operation, and via our Scherf Real Estate operations we source the proper properties and engage specialized third-party construction firms to built the hotel/resort development. After construction we will hire a hotel/resort management company to run the hotel/resort. We handle all the details regarding the hotel/resort investment while the immigrant investor is the owner of the investment corporation and stays constantly in control of its operations.

HOSPITAL/MEDICAL CENTER DEVELOPMENT OPPORTUNITY

With Americans spending far above a trillion dollars annually on health care, the hospital/health care industry is one of the most interesting areas of business. While the financial commitment regarding a hospital/medical center is usually larger than most other investments, the benefit to local communities in various aspects is just phenomenal and therefore can be a very rewarding investment to an immigrant investor and his/her family.

While again for the immigrant investor category only USD 1 million per immigrant investor and his immediate family are needed, a hospital development will require approx. USD 10 million - USD 25 million to get it off the ground. Total cost depending on size and location of such a project is usually around USD 25 million to USD 75 million and if so desired approximately half to two thirds of the cost can be financed. Several investors can participate in one hospital/medical center project. An investment in such a hospital project is a major commitment, but also the profitability of such facilities can be very high. Las Vegas is again a preferred location for such facilities.

Again, the immigrant investor does not need any know-how on how to operate a hospital/medical center as Giadoni Consulting and its affiliated companies will provide the corporate structure/setup as a joint-venture type or sole operation, and via our Scherf Real Estate operations we source the proper properties and engage specialized third-party construction firms to built the hospital development. We handle all the details regarding the hospital/medical center investment while the immigrant investor is the owner of the investment corporation and stays constantly in control of its operations. For the professional operation of the hospital/medical center specialized management firms are contracted.

Third-party accountants are hired to provide proper checks and balances, transparency and absolute integrity regarding the investment properties to the immigrant investor at all times.


OTHER INVESTMENT/DEVELOPMENT OPPORTUNITIES

In addition to the above investment propositions, there are a number of other investment opportunities for the investor immigration purpose and which can also be highly profitable investments. Such opportunities include Senior Care facilities like e.g. Assisted Living Centers (Retirement community) and Private Schools. Depending on the investment interest of the immigrant investor applicant, these projects are too very interesting opportunities. As an example a Assisted Living Center will be similar in cost of construction of approx. USD 5 million to USD 12 million like a hotel/resort project mentioned above. It approximately a third to half of the project will need to be available in investment dollars and the remaining cost can be financed. Also, more than one investor immigrant applicant can participate in one such project.

Private School facilities will cost around USD 10 million to USD 25 million depending on location and size. And the same financial ratio as mentioned before applies regarding capital requirements and the financing part of such a project, as well as that more than one investor immigrant applicant can participate in such an investment.

Again, the immigrant investor does not need any know-how on how to operate a senior care facility/assisted living center and/or a private school as Giadoni Consulting and its affiliated companies will provide the corporate structure/setup as a joint-venture type or sole operation. And via our Scherf Real Estate operations we source the proper properties and engage specialized third-party construction firms to built the assisted living center and/or the private school development. We handle all the details regarding the investment while the immigrant investor is the owner of the investment corporation and stays constantly in control of its operations. For the professional operation of a assisted living center and/or a private specialized management firms are contracted.
